How the calculation works
A fixed-rate mortgage spreads principal and interest over equal monthly payments. Early payments contain more interest because the outstanding balance is larger. Property taxes, insurance, and HOA dues affect affordability even though they do not reduce the loan balance. Enter your own quotes; the default rate is an illustration, not a current offer.
A worked example
A $280,000 loan at 6.5% for 30 years has a principal-and-interest payment of about $1,769.79. Adding $300 in property tax and $100 in insurance gives about $2,169.79 per month.
Reading your result
Use the main result together with its units and supporting figures. Display values are rounded; calculations keep their underlying precision. A change in inputs or assumptions can change the answer. Compare the step-by-step working with your intended use before relying on an estimate.

No. Closing costs and prepaid expenses are separate. Only the ongoing costs you enter are included.
Is the interest rate current?
No. The default is an illustrative assumption. Enter the nominal rate from your lender, not an APR that includes fees.
